These Terms of Service ("Terms") govern access to and use of Realtor Squire, including our AI assistant, Steven, and any related tools (the "Service"), operated by [Business Legal Name] ("Realtor Squire," "we," "us"). By requesting an invite, creating an account, or using the Service, you agree to these Terms.
Realtor Squire provides AI-assisted conversation, qualification, and follow-up for real estate leads, integrated with your existing CRM (currently GoHighLevel) and messaging channels. The Service is a tool to support your business — it does not replace your obligations as a licensed real estate professional, your brokerage's policies, or applicable real estate law.
You must be a licensed real estate professional, or authorized by a brokerage to use the Service on its behalf, and at least 18 years old. You are responsible for the accuracy of information you provide and for maintaining the confidentiality of any account access.

Steven communicates with your leads automatically, without a human-approval step before each message is sent. Read this section carefully — it governs what happens if an AI-generated message is wrong.
Steven's responses are generated by third-party AI language models and, despite reasonable safeguards, may occasionally be inaccurate, incomplete, out of date, or contextually inappropriate. Realtor Squire does not guarantee the accuracy, completeness, or suitability of any AI-generated communication sent to your leads, and is not responsible for business, reputational, or other outcomes resulting from AI-generated content.
You are responsible for monitoring conversations and promptly reporting errors so they can be addressed.
You may not use the Service in a manner that violates the Fair Housing Act or any applicable federal, state, provincial, or local fair housing or anti-discrimination law, including using AI-generated communications to steer, discriminate against, or exclude individuals on the basis of a protected class. You are responsible for reviewing Steven's configuration and output for compliance with these obligations.
Consent to receive messages from Realtor Squire. By providing a mobile number, you consent to receive automated text messages (including marketing, operational, and informational messages) from Realtor Squire. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time; reply HELP for assistance. Consent is not a condition of purchasing any service.
Consent for messages Steven sends to your leads. Realtor Squire is a messaging technology provider. When you use the Service to communicate with your own leads via SMS, you, not Realtor Squire, are responsible for having obtained appropriate consent from those individuals to receive automated text messages, and for complying with the Telephone Consumer Protection Act (TCPA), Canada's Anti-Spam Legislation (CASL), and any other applicable messaging law in your jurisdiction. Realtor Squire provides tools to support compliant messaging but does not independently verify the consent status of leads you add to the Service.
Realtor Squire retains all rights, title, and interest in the Service, including Steven and all underlying technology. You retain ownership of your own business data and your leads' information; you grant us a license to process it solely to provide the Service to you.
Fees for the Service are set out in your individual service agreement or invoice. Unless stated otherwise there, fees are non-refundable once a billing period has begun.
The Service is provided "as is" and "as available," without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that it will result in any particular business outcome, including lead conversion or closed transactions.
To the maximum extent permitted by law, Realtor Squire will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, or business opportunity. Our total liability for any claim relating to the Service will not exceed the amount you paid us in the [three (3) months] preceding the claim, or [$500 USD], whichever is greater.

You agree to indemnify and hold Realtor Squire harmless from claims, damages, and expenses arising from your use of the Service, your violation of these Terms, or your failure to obtain required consent from your leads under Section 7.
You may stop using the Service at any time. We may suspend or terminate access for violation of these Terms, non-payment, or as needed to protect the Service or other users.
